A small fee up front, at the time of construction, can prevent the anxiety of awaiting your buyers report and let you negotiate through the sale with the upper hand. Seriously consider it. After the third inspection, a list of necessary repairs is given to the buyer, who can discuss them with the builder.

Can a Construction company doing a union job for the state hire out workers that are non union to clean?

A construction company working for the state school systems hired out a cleaning business that was not union and they did not pay prevailing wage. Would this be something the unions would like to hear about? Is this legal? What if they were paying the people off of the books too? Would the state like to know about this?
What if a prevailing wage was established in the contract?

Can a construction company hire a subcontractor if they cant finish the job without telling you?

I am doing an assignment for by Business Law class and I need to know if the company could file a lawsuit against the company that they hired to do the construction, if they hired a subcontractor to finish the job with out telling them? Is this considered breach of contract? What if the subcontractor did a poor job, is the construction company reliable for the subcontractors performance? Can i set up a construction company for the purpose of controlling finances and hire individuals or companies?

The idea is to have financial and directional control on a large construction project (restaurant/lounge). To avoid being ripped off by construction companies or individuals, I want to set up a construction company that would essentially win the bid and outsource to individuals and companies. Those would all work under the umbrella of my company, and would be payed as technicians who brought their experience. My company would be responsible for procurement of building material and some equipment. What do you guys think?
